The EMI formula, and where each rupee goes
Every figure this tool reports comes from one standard equation, the same one lenders across the region use to quote an installment. The annual rate you type is divided by twelve to give a monthly rate, and the tenure is converted to a number of months; those two values plus the principal are all the formula needs.
The result is a fixed installment, but its composition is not fixed at all. Interest for any month is charged on the balance still outstanding at the start of that month, so early installments are mostly interest and later ones are mostly principal. That is why the repayment schedule is worth expanding: it shows the crossover point where you finally start paying down more capital than interest, which on a long home loan can arrive years in.
One special case is handled separately. If you enter a rate of zero the compounding terms collapse to nothing, so the tool simply divides the principal by the number of installments rather than attempting the general formula.

What this calculation leaves out
A quoted EMI is not the whole cost of a loan. Processing fees, documentation charges, statutory levies, and any insurance the lender bundles in are all outside this arithmetic, and together they can add a noticeable amount to what you actually pay. Ask for the total including charges before comparing two offers on installment alone.
The calculation also assumes the rate never moves and every installment lands on time. Most home loans in the region are floating-rate, so a rate revision will change either your installment or your tenure. Prepayments are not modelled either, though they reduce total interest considerably because they cut the balance that future interest is charged on.
